www.casa-cosi.com is a website dedicated to the seasonal rental of apartments, and which provides access to listings of short-term real estate rentals. The Website provides the ability to make reservations online.

It is operated by Casa Cosi Slu, with a registered office at Carrer Muntaner 81, 08011 Barcelona (Spain)

By making a reservation, the User accepts to conclude a rental contract with:
Casa Cosi Slu, Carrer Muntaner 81, 08011 Barcelona (Spain) for the rentals units in Spain
Casa Cosi Italy Srl, Via Andrea del Castagno 9, 50122 Florence (Italy) for the rentals units in Italy
hereinafter identified and referred to as “Casa Cosi”.

The parties undertake to respect these General Terms & Conditions.

1. PAYMENT AND REFUND POLICY

To complete the booking of an apartment, the client must pay 50% of the total amount of the stay in advance. For the remaining payment, the tourist tax, deposit and any other required services, the guest will receive a payment link a few days before arrival.

The customer can make payments on this website using Visa and Mastercard cards. The customer will be redirected to the website of the banking institution that collaborates with Casa Cosi. The credit card information entered on the banking institution's website is transmitted using a secure protocol (HTTPS), and Casa Cosi does not store or process such data.

In the event of a refund according to the cancellation policies, the reimbursement will be processed for the reservation amount, and the same payment method will be used for the refund within a period of 7 to 10 days from the confirmation of the refund.

2 LEGAL REQUIREMENTS

Only the guests accounted for in the original booking and at the check-in are allowed to stay in the apartment. Any additional overnight person must be approved.

A.Legal requirement for Catalunya

Registration: as a licensed tourist apartment in Catalunya, Casa Cosi is under the obligation to verify every client's identity documents and register them on the Mossos d'Esquadra Travelers registry', according to Article 29 of the Decree 159/2012.

Barcelona City tax: the tax on stays in tourism establishments amounts to 5,50€ per person (over 16 years old) and per day (for the first 7 days) from the 1st of April 2022. *** From April 1st 2024 the tourist tax will increase to 6.05€*** The following are exemptions: stays subsidized by social programmes of a EU government agency, stays by people aged or under sixteen, stays undertaken due to force majeure, stays by any person for health reasons, and their care.
Documents must be supplied justifying eligibility for these exemptions. In regard to stays for health reasons, proof must be provided that such stays are due to a need to receive healthcare included in the services portfolio of the Catalan public health service.

B.Legal requirement Florence

Registration: Florence requires hosts to provide personal details about guests to the public security authority. Specifically, Article 109 of the Royal Decree No. 773 of June 18th, 1931 applies to anyone who offers accommodations to the public for profit or who rents their properties for short periods of less than 30 days.

Florence city tax:
The Florence Turist Tax is 5,50 € per person and per night, and is applied up to a maximum of 7 consecutive nights.

People that are excluded from this tax are the following:

Children up to twelve years of age
People accompanying patients hospitalized within the municipality, also those in an outpatient setting, with a maximum of two assistants per patient
Patients who make use of hospital care in an outpatient setting
Students enrolled at the University of Florence

The identity verification of all the guests, as well as all the payments will be done through a secure link, which will be sent a few days before arrival.

3 CHECK-IN / CHECK-OUT

The guest must inform Casa Cosi of the planned time of arrival at least 24h before the start of the stay. Casa Cosi shall not be held liable for delays or any inconvenience that could be caused by the lack of information. Extra check-in fees can be applied for specific arrival as mentioned at reservation.

At check-out, guests must vacate the apartment with all luggage. Casa Cosi reserves the right to remove from the apartment any luggage that may still be there after check-out time, and/or claim a penalty from the client that can be withheld from the amount of the Damage Deposit.

4 DAMAGE DEPOSIT

A damage deposit must be paid before arrival.
The security deposit is subjected to be withheld for the following reasons: damaged or broken furniture ; damaged kitchen appliances or lighting ; damaged television of Hi-Fi equipment ; stained or damaged walls, household linens ; broken dishes, windows or mirrors ; damaged or missing accessories ; loss of keys.. but also for broken the rules as the check-out hour, the noise rules, the smoking rules, or the checkout instructions.

The amount of the deposit will be returned in full in a maximum of 7 days after check-out, if there is no damage or complaint.

5 CLEANING

Casa Cosi works with professional cleaning and laundry services that follow the health protocols according to the Spanish and Catalan guidelines.

At check-out, guests have to leave the apartment in a reasonable condition with all rubbish taken out and kitchen-ware cleaned. Extra cleaning costs can be required in case of no respect for these rules.

It is prohibited to leave trash bags in the landings, in the entrance or any common area in the building. The trash should be left in closed plastic bags in the street bin containers.

6 GUESTS’ BEHAVIOR

The guests undertake to behave in a civic manner and respect neighbors.
They also undertake to respect the material and equipment placed at their disposal, to take care of the latter and notify Casa Cosi of any damage they note.

In the case of no respect of the general co-existence rules, and according to the local laws, Casa Cosi has the right to demand that the guests vacate the apartment immediately.

7 NOISE

Guests must keep noise to a minimum so as not to disturb the occupants of the neighboring properties – especially during nighttime hours (from 9 pm to 8 am). Parties are strictly prohibited. Meetings in the building entrance or the common area are not allowed. Guests must notify Casa Cosi of any disputes or complaints from the neighbors as soon as possible.

Excessive noise is prohibited at all times and may result in termination of the vacation rental agreement, eviction, loss of rental paid and extra charges that can be taken on the security deposit.

8 SECURITY

Any time the guests leave the apartment, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage.
The guests agree not to reproduce and/or give the keys of the property to third parties, and to take the necessary security measures to prevent access to the property to unauthorized people. In case of loss of the keys, guests have to notify Casa Cosi as soon as possible.

9 MODIFICATION & CANCELLATION

Any request to modify the date of the stay must be approved by Casa Cosi. If, for any reason the client must fully or partially cancel the reservation, the cancellation policy will be applied.

If, for any reason outside its control, including force majeure, Casa Cosi is forced to modify the conditions of the reservation, it must immediately inform the guest. Should they not come to an agreement on the terms of the modification, the entire amount shall be refunded to the guest and the latter shall not be able to make any other claim.

10 LIABILITIES

Casa Cosi is not liable for the damage that could be caused when the equipment is used or in cases of theft, fire and other criminal activities.
Casa Cosi shall not be held liable in the case of damage to the lift and other problems outside its control (electricity cuts, etc.) In all circumstances, Casa Cosi shall do its utmost to promptly find a solution to any type of incident. During the stay in the apartments, the guest is responsible for all his/her personal objects of value.

11 PERSONAL DATA

The treatments and the use of the personal data are only processed for the following purposes :
management of the stay and requested services and the communication with the guests
information to the local authorities, as required by the Catalunya Tourism regulations
The information is stored on a secure server for the time necessary to carry out the different treatments, in accordance with tourism regulations.
Any data that is collected by Casa Cosi, under no circumstances, will be transferred to third companies, except to the local authorities.
